Deme Paliouras

Managing Director

Deme founded and set up Arco Developments in 2013, Deme was initially employed in the construction industry and worked as a project manager for a number of tier one contractors, focussing solely on the super prime London residential sector.

The types of projects Deme worked on varied from grade I & II listed conversions, complete new builds, part refurbishments as well as extensive basement digs. This has allowed Deme to gain and develop a vast technical understanding of the construction process and all it entails.

Deme was responsible for the delivery of projects from concept to completion, working to tight deadlines and making sure all associated works and trades were on track and on programme. Deme has managed large teams during complex builds of vast monetary value.

Having gained such experience and knowledge has allowed Deme to implement this within Arco Developments.  Deme is very hands on with the day to day running of the business and the development projects, but also responsible for deal origination and investment into the business.

Deme’s vision when he formed Arco Developments has always been to create a recognised and easily identifiable brand that appeals to a specific audience through meaningful design and implementation.

TERRY THEO

Land Director

Prior to operating as a property developer Terry spent many years working in estate agency, initially starting as a sales negotiator and working his way up to branch manager.

This background provided him with the relevant experience to enable him to quickly identify opportunities, assess a potential sites value and to effectively negotiate sales and purchases through to completion.

Also due to Terrys estate agency background he has built up a wide range of contacts within the industry that now allows him to gain access to potential sites prior to being openly marketed.

Terry has since accrued over 20 years experience as a property developer in which he has undertaken the construction of new homes and the often difficult task of developing Grade II period conversions.

Terry has considerable experience in the acquisition, subsequent development and disposal of complex residential led schemes, which also includes urban regeneration and brownfield sites.  He has built up an excellent track record of sourcing and acquiring both unconditional and conditional sites.

Terry’s personality and ethic has allowed him to create a strong network within the industry, this has had the benefit of enabling him to source projects for investors from both the UK and overseas. Terry has consistently delivered returns on projects to meet the varying requirements of these individuals.

Greg Georghiou

Sales Director

Greg has 35 years’ experience within the property and development sector.  Initially involved in residential sales and management, he then moved into strategic company expansion within the same industry. During the vastly changed property landscape of the early nineties, Greg saw an opportunity to take advantage of the uncertain markets and moved development acquisitions and growth through planning gain and investment funding.

During these formative years, Greg together with Terry Theo formed a new development company. Initially based in Islington, the company sought to invest in the huge growth in and around the rapidly changing urban demographics in and around the areas the City of London, this would ultimately involve them in much larger residential and niche mixed use schemes.

Developing an easily identifiable brand and the team rapidly grew into a medium sized development company expanding its  project management and design teams. Eclectic in their approach the team became skilled in both historic building renovation and innovative  high end new build in line with the rapidly changing city demographic.
